A Guide to a Hassle-free House Move

Buying a home or moving into a bigger space is a big event. With property options, and prices, across the UAE becoming more affordable, more and more people are looking to upgrade their residences to provide a better lifestyle, or simply just more space, for their family.

However, moving to a new house is also generally accepted to be a stressful experience, especially for first timers. As always, having a plan for what needs to be done can smoothen the process. Below are a few key pointers to keep in mind when making your next move:

1.    Notice to your landlord (if currently renting):

The first thing you should do when you have decided to move homes is notify your existing landlord. In the UAE, depending on your tenancy contract and the property law that exists in the emirate where you reside, your notice period might vary. Make sure you are aware of the terms of your contract and notify your landlord in good time.

2.    Registration:

Don’t forget to get your property contract registered with the respective authority. This is important to ensure that full transfer of ownership has taken place. If you are buying from an existing landlord, make sure that you have transferred the title deed into your name.

3.    Book Movers

Make sure to get quotes from at least three moving companies and lay down the differences of each before finalising. Read reviews online and through trusted social media forums which will help you decide on who to choose. Finalise the one that meets your needs roughly two weeks prior to your move. 

4.    Get a moving permit for both your old and new building/ villa:

In the UAE, some buildings and communities require you to apply for a move in / move out permit so that they can verify if all charges on the apartment/villa for e.g. service fees have been paid, and make the moving process stress free for other residents.

5.    Pre-move maintenance check:

Before you move-in, do a thorough check of your new house. Make sure everything is in working condition. Take pictures of any damage and send it to the developer/ or the existing owner on an email with a date stamp so that they are aware of the current situation and can make any necessary repairs for you before you move in.

6.    Maintenance Contracts:

Invest in an annual maintenance contract – it will save you money in the long run, provide you 24/7 assistance, emergency call outs, not to forget investing in a team of highly trained and skilled technicians.

Your maintenance contract should ensure maintenance, repair and replacement of your major home systems, such as heating, ventilation, air conditioning (HVAC), plumbing and electrical. Depending on your home's needs, additional services can be added to the contract such as pool maintenance, pest control, gardening and annual painting.

7.    Interior changes

Very often, after you move in, is when you realise that you don’t like the flooring of the house or you want to change the bathroom fittings resulting in what can be a frustrating experience living around building work.  Avoid this headache by considering whether any major interior architectural changes you want to make can be completed before you move in.  Consult and seek necessary approvals from the developer or community before making any major changes to your house.

8.    Shopping:

If you are moving to a bigger space, you will need to invest some time and money shopping for new furniture. This can be a fun job! So make sure that you have researched the market well and have decided on a theme that will help you decide on your purchases for your future home. You can take inspiration from the social media, and other online resources.

9.    Transfer utility services:

One week before you are due to move, make sure you visit your telecom provider and apply for a transfer of service to your new home. Don't forget to contact providers catering to your new home for new connections. You must also visit your water and electricity authority and apply for a move-in request which might take between one and three working days to become active.

10.  Return current apartment/villa back to its original condition:

If you were living in a rented house, make sure that you return the apartment/ villa in its original condition, if you don’t want to risk any deductions on the deposit of your old house. Complete a final clean-up of the house and make sure all walls are painted back to its original colour.
